Technical description
Façade
The external walls of the building are finished with plaster, timber cladding and façade panels, in accordance with the architectural design.
Structures
The load-bearing walls are constructed from blocks, with thickness depending on structural requirements. Walls between apartments are built from 240 mm thick blocks. Block walls are levelled and painted. Non-load-bearing internal partition walls within apartments are built as gypsum board walls on a metal frame, finished with filler and paint.
Intermediate floors are constructed from prefabricated hollow-core concrete slabs with impact sound insulation and a concrete levelling layer. The building has an insulated flat roof covered with roll roofing material.

Heating
and ventilation
Heating in the row houses is provided by apartment-based air-to-water heat pumps, with water-based underfloor heating as the heat distribution system.
All apartments are equipped with individual mechanical ventilation systems with heat recovery. The ventilation unit is located above the bathroom ceiling.

Internal electrical cabling is installed throughout the building, with switches and sockets placed according to the apartment layout, to be specified during the design process. Each apartment is equipped with an individual remotely readable electricity meter located in the distribution board.
As part of the interior finishing package, LED lighting is installed in the bathroom, corridor and entrance hall, recessed into suspended ceilings. In other rooms, power connections are provided at designated lighting points for future fixture installation. Light fittings are not included.

Cooling
Cooling is provided only in apartments where it is required by the energy performance certificate. Cooling units are located in the living room and in the stair hall on the second floor.
Electric vehicle
charging infrastructure
The purchase price includes the installation of conduit for electric vehicle charging cables. The charging cable itself is not included. A conduit is installed to at least one parking space belonging to an apartment.
Sauna
(available at extra cost)
Apartments with a sauna include wooden wall cladding and benching, as well as an electric sauna heater. The sauna floor is finished with ceramic tiles.
