FACADE
External walls have been insulated and covered with wood paneling and weather-proof facade boards that blend in with the architecture – according to the architectural project.
CONSTRUCTION
The house will be built on plate foundation. The load-bearing walls of the house are built of full concrete hollow blocks. All interior walls between apartments are laid from 240 mm thick and full concrete hollow blocks to ensure improved soundproofing. Interior walls of the apartment have a plaster and paint finish. Shaft walls have been laid with small blocks which have been plastered smooth and painted from the apartment side. The non-bearing walls of apartments are plasterboard on metal framework. Intermediate floors are made from assembled hollow panels with footstep noise suppression and concrete casting. The building has an insulated flat roof, covered with rolling material.
STAIRWELLS
Three-story apartment buildings have an elevator, except for 7-apartment buildings. Storerooms are located on the ground floor.
WINDOWS
The house has windows with pvc-frames. The windows are triple glazed and open partially. Each room has at least one window opening that can be used for ventilation.
TERRACES AND BALCONIES
Ground floor apartments have terraces. Almost all apartments have a balcony. In apartments with a balcony, the balcony railing is a steel mesh railing suited with the architecture.
ELECTRIC CAR CHARGING INFRASTRUCTURE
The purchase price includes the installation of an electric car wiring infrastructure (conduit), into which an electric cable can be placed for installing a charging point (not included in the price). A shared conduit is installed for two parking spaces if they belong to the same apartment. If desired, the parking space owner may later install a distribution board, control unit, and charger, including the purchase of amperes.
COOLING (AIR CONDITIONING)
The apartments at Hanijala 11 and Taludevahe 106 are prepared for air conditioning (piping and cabling installed). One- and two-room apartments have air conditioning readiness in the living room. Apartments with three or more rooms have air conditioning readiness in the living room and the master bedroom. The installation of the air conditioning unit (control system, indoor and outdoor units) is available for an additional fee.
HEATING AND VENTILATION
The apartment buildings have gas heating. Each apartment building has its own gas boiler. Terraced houses are heated by air-water heat pumps. All apartments and terraced houses have water underfloor heating and forced ventilation with heat recovery.
ELECTRICAL INSTALLATION AND LIGHTING
Indoor wiring, switches, and sockets installed according to apartment floor plan. CAT6 data cabling provided, so you can sign up with any service provider. Central door entry system. Power supply will be brought to the location of lighting fixtures.
SAUNA (ONLY APARTMENTS WITH A SAUNA)
Apartments with a sauna have wooden sauna paneling and bench, electric sauna heater.
FINISHING
The walls and ceilings of living spaces will be painted, the bathroom walls will be covered with ceramic tile and/or painted based on the architectural project. Living spaces and hallways will have veneer parquet floors while restrooms, bathrooms and saunas will have ceramic tiled floors. In the bathrooms, no slope has been provided towards the floor drain. The slope is only made in the shower corner. Apartment prices include interior finish.
The developer reserves the right to exchange materials and fixtures described here with equivalent or higher-quality products.
PARKING SPACE (AVAILABILITY FOR ELECTRIC CAR CHARGING STATION)
Installed next to the connection board by the parking space. Should they so wish, the owner can later install a switchboard and charger, incl. purchase amps.
COMMERCIAL SPACES
The concrete floors of the commercial premises are coated with a dust-proof layer. The wall surfaces are plastered and painted in light tones. The ceilings are made of hollow-core panels, while the gypsum ceilings are smoothly finished and painted white. Installed lighting complies with workplace and passageway requirements. The floors and walls of the sanitary rooms are finished with ceramic tiles. The commercial premises are equipped with water-based underfloor heating and cooling systems.
