Real estate developer Invego is investing €4.4 million in the construction of a new commercial building on Telliskivi Street, with a total floor area of 1,500 square meters. The building is being constructed by 1Partner Ehitus, work has already begun, and completion is scheduled for autumn 2025.
According to Invego’s CEO Kristjan-Thor Vähi, the Telliskivi area has become one of the most popular districts in Tallinn over the past decade. “Several residential developments in Telliskivi and the surrounding area have driven demand for new, modern A-energy class commercial spaces,” said Vähi, adding that more than half of the rental spaces had already been pre-leased before construction began.
Vähi described the Telliskivi area as a meeting point of historical and modern urban space. “The location is excellent — on one side, you have Tallinn’s Old Town, and on the other, several rapidly developing areas such as Noblessner, Krulli, and Volta are just minutes away. Combined with good public transport connections, it’s clearly one of the city’s main arteries,” Vähi noted.
The three-story commercial building is designed by the architecture firm Kauss and built by 1Partner Ehitus. “We chose a builder who has done excellent work in neighborhoods with distinctive character and with whom we’ve had very positive previous experiences,” explained Kristjan-Thor Vähi.
According to Üllar Hinno, CEO of 1Partner Ehitus, it is always a good sign when a previous client commissions another project and becomes a long-term partner. “A few years ago, we completed Invego’s current headquarters in Noblessner, and the current contract confirms that we continue to enjoy the trust of a highly experienced and demanding client in the real estate sector,” said Hinno.
1Partner Ehitus, part of the 1Partner Real Estate Group, has built and renovated numerous notable buildings, including top restaurants NOA, Tuljak, and Mon Repos, as well as the flagship premises of Shishi and Põhjala Brewery. The company also received a separate award for the renovation of the legendary Tallinn Flower Pavilion.Invego, with over ten years of experience, is one of Estonia’s leading real estate development companies, currently managing nearly 30 development projects across three countries.
