{"id":9569,"date":"2024-12-12T13:28:00","date_gmt":"2024-12-12T10:28:00","guid":{"rendered":"https:\/\/invego.ee\/?p=9569"},"modified":"2025-06-12T13:05:35","modified_gmt":"2025-06-12T10:05:35","slug":"developer-you-wont-get-homes-at-todays-prices-a-year-from-now","status":"publish","type":"post","link":"https:\/\/invego.ee\/en\/developer-you-wont-get-homes-at-todays-prices-a-year-from-now\/","title":{"rendered":"Developer: You won\u2019t get homes at today\u2019s prices a year from now"},"content":{"rendered":"\n<p><strong>If the average price per square meter of residential real estate has remained steady for several years, next year new developments may face multiple price increases, warns Kristjan-Thor V\u00e4hi, head of Invego, one of Estonia\u2019s largest real estate developers in recent years.<\/strong><\/p>\n\n\n\n<p><br>\u201cI myself am one of many who have later thought about several apartments, \u2018why didn\u2019t I buy this earlier?\u2019 I believe today is exactly one such buying moment, because in less than a year, prices of new homes will definitely be higher compared to today,\u201d V\u00e4hi offers his view on the market situation and explains that this fall has probably been the best time to buy a new home in recent years. \u201cAlmost everything has gotten more expensive, but real estate hasn\u2019t yet, wages have risen, and Euribor has quickly dropped \u2014 all of this has made buying a new home relatively cheaper right now compared to everything else,\u201d V\u00e4hi analyzes.<\/p>\n\n\n\n<p><br>According to the Invego CEO, strong developers have been able to partly slow down price increases during the expensive loan period of the last couple of years, but now new homes will no longer be unaffected. \u201cInput costs are rising noticeably and pressure to raise prices is strong, especially for new projects just entering the market. So the first price increase could happen as early as the first half of the new year,\u201d V\u00e4hi explains, adding that developers\u2019 and builders\u2019 costs are also rising due to increasingly strict regulations. \u201cOf course, the quality of new buildings is improving, but along with that, so are their costs,\u201d Invego\u2019s CEO clarifies.<\/p>\n\n\n\n<p><br>Another factor raising new apartment prices is the upcoming VAT change this summer. \u201cThis 2% price increase is written into the law, and a simple calculation shows that the average price of a new apartment will rise by five to six thousand euros.
