Invego signs €11.78 million construction contract with NOBE for the Verve residential district in Viimsi 

Invego Viimsi OÜ, a member of real estate developer Invego group, has signed an €11.78 million (€9.5 million plus VAT) construction contract with construction company OÜ NOBE for the development of theVerve residential district — 58 next-generation terraced homes in Haabneeme, Viimsi Parish. 

According to Kristjan-Thor Vähi, CEO of Invego, signing the contract with the builder is an important milestone that allows the parties to jointly begin design work, obtain the building permit in the near future, and start construction of the district. “With Verve, we are not simply building new terraced houses but creating an entirely new, integrated living environment that combines contemporary architecture, energy-efficient solutions, and a nature-oriented lifestyle. The strong existing track record of collaboration between Invego and NOBE gives us confidence that Verve could become the most sought-after residential district in the area,” Vähi explained, adding that he hopes the first homes could be completed as early as the end of 2027. 

According to Priit Nigols, NOBE’s Construction Director and Board Member, Verve has been designed in a novel and ambitious way and stands out architecturally from existing terraced house developments. “We are genuinely pleased to continue our partnership with Invego — a developer with whom we share similar values in creating high-quality, holistic living environments. The Verve development combines thoughtful design, a welcoming atmosphere, and a nature-oriented setting, and NOBE is delighted to bring its expertise to building it,” said Nigols. 

Located near the Viimsi Open Air Museum, the Verve residential district will comprise five A-energy class buildings with a total of 58 homes; Invego’s total investment in the project exceeds €18 million. As a distinctive and entirely novel architectural feature, the terraced houses are positioned back-to-back rather than in the conventional side-by-side layout. This approach enables more energy-efficient buildings, more natural light, larger window surfaces, and greater privacy for each garden area. 

One of Verve’s greatest assets is its location and green living environment. The residential quarter is surrounded by mature natural vegetation, and the buildings are positioned and arranged to preserve the existing forest, large trees, and natural terrain, so that each home enjoys its own private, peaceful, greenery-surrounded space. The development sits close to protected RMK (State Forest Management Centre) forest areas and the seashore, with schools, kindergartens, and other essential everyday infrastructure also nearby.
