In Estonia’s largest residential district made up exclusively of terraced and semi-detached houses, over 80% of the 165 homes in Uus-Järveküla have already found owners. Invego’s development project, with a total investment of over 40 million euros, is scheduled to be fully completed in the first half of 2026.
According to Kristjan-Thor Vähi, CEO of Invego, the Uus-Järveküla terraced housing development has seen consistently strong sales over the past three years. “It’s a well-known truth that there’s always a right time to buy a home. For a family with several children, it’s hard to imagine a better living environment than the terraced houses in Uus-Järveküla and the surrounding area,” Vähi explains, emphasizing that the developer has so far managed to keep the price level of terraced homes comparable to that of larger family apartments.
Markus Külaviir, Head of Sales at Invego, adds that the best sales month so far in Uus-Järveküla was December, when 11 homes were sold, but the following months have also remained eventful. “Today, a lot of the groundwork is already being done by those who are living in their new homes and inviting their friends to become neighbors. Now that the finish line is in sight, we may also see the emergence of a FOMO effect,” says Külaviir, adding that the upcoming VAT increase this summer is also likely to speed up home purchase decisions.
The final construction phase of Uus-Järveküla began in March, and the entire residential area will be completed in the first half of next year. All homes in Uus-Järveküla meet A-class energy efficiency standards, are built with high-quality materials, and come with a five-year construction warranty—giving new owners peace of mind and the opportunity to settle comfortably into their new homes.

The Uus-Järveküla residential area is being developed by Invego, with EfTEN Capital’s EfTEN United Property Fund as the financial partner. The project was designed by PIN Arhitektid, and construction is managed by NOBE.
