€18M Verve neighbourhood, built in Viimsi by Invego, gets building permit — construction to begin soon

The Verve residential neighbourhood, being developed in Viimsi Parish by real estate developer Invego, has received all the permits required to begin construction, and NOBE, recently selected as the contractor, will begin work in the near future. The total investment in the project is €18 million.

Located in Haabneeme, near the Viimsi Open-Air Museum, the Verve neighbourhood will consist of five A-class energy-efficient terraced houses, comprising a total of 58 homes with an innovative architectural design. “The project has progressed as planned, and now that all the necessary permits are in place, we can soon begin construction,” comments Invego CEO Kristjan-Thor Vähi, adding that the first homes will be completed as early as next year.

Verve’s architectural approach differs significantly from conventional terraced-house developments: rather than standing side by side in the usual way, the buildings are arranged back to back, allowing more natural light and larger windows into the homes while creating greater privacy for each yard. “Verve is not an ordinary terraced-house development but an entirely new, integrated living environment that brings together contemporary architecture, energy-efficient solutions and a nature-oriented lifestyle. The homes are compact yet thoughtfully laid out, making the most of every square metre of floor space and offering the opportunity to acquire a house section with its own garden for the price of a multi-room apartment,” explains Vähi, who notes that Invego’s wholly new concept was given form by the architecture firm Arhitekt11, while the surrounding environment is being shaped by the landscape architects of Stuudio Punktiir.

One of the greatest assets of the Verve neighbourhood is its location in the ancient forest of Haabneeme, and the entire residential quarter has been designed with respect for this existing natural setting. The buildings are positioned and articulated so as to preserve as much of the mature trees and natural terrain as possible, giving every home a private, peaceful living space surrounded by greenery. Close to the development lie protected RMK forest areas and the seafront, as well as schools, kindergartens and other infrastructure essential to everyday life.
